The Suburbs – Hot Real Estate
At the same time as the growth of high-rise towers in major cities in Israel, there is a proliferation of unique ‘green’ suburbs, located a short drive from the major cities.
In the last few years, Israel has seen a growth of residential neighbourhoods and investment in the periphery. These areas offer a high standard of living at attractive prices, especially for couples and families seeking to upgrade their standard of living.
Young purchasers today are not only looking for a high quality apartment, but also for a good neighbourhood that includes parks, children’s clubs, country clubs and special services – a complete residential experience.
Demand for such housing is being met today in the form of large planned neighbourhoods that are being developed in the periphery, stretching from the south to the north. They include the well regarded neighbourhood ‘SMILE’ in Petch Tikva, ‘Dutch Rehovot’, ‘Ashdar & Country’ in Kiriyat HaSharon in Netanya, and other such new neighbourhoods in excellent locations.
The Periphery – Innovation in Education and Development of the Environment
The serenity of the suburbs attracts a young and aspiring population. According to Mr. Assaf Yogev, vice president of marketing at Ashdar, the suburbs growing up all around Israel offer potential residents vast opportunities in all aspects of life. For example, innovation in education. “Top quality educational facilities are being developed, schools that operate according to innovative approaches to education, such an anthroposophical kindergartens and democratic schools. In addition, there is completely new infrastructure; electricity, top quality gardens, well designed public buildings and well kept parks. This represents a significant improvement in all areas of life – a suburban environment that is more serene and more beautiful, and which emphasises the development of the whole of the surrounding environment. Couples and families have the opportunity to purchase larger and better apartments, which are located in a great environment, at better prices than in the major cities.”
At Ashdar’s project ‘Dutch Rehovot’ there is a park filled with sculptures and a large sports field. ‘Ashdar & Country’ in Kiriat HaSharon in Netanya, is situated in a young and upcoming area and contains a modern country club which includes entertainment and leisure facilities all under one roof.
Ms. Dorit Sadan, vice president of marketing at ‘Shikun Ovdim’, part of the group ‘Shikun veBinui’, says that the communities that are being developed in the periphery pay close attention to developing the surrounding environment and providing for the needs of the residents by establishing community institutions such as kindergartens, schools, libraries and parks in the centre of the neighbourhoods.
“The prices are still attractive and offer a desirable alternative to couples and families who are looking to buy property at a reasonable price, while maintaining their quality of life. The purchasers in these new neighbourhoods come from all parts of Israel.”
A Good Investment for the Future
The suburbs are not what they used to be. The ‘suburbs’ in Israel are no longer distant places with poor access established on the fringes of the major cities. Rather today, it is easy and fast to reach the suburbs. Most of the suburbs are close to main transport routes, such as Highway 6 and railway stations. Such convenient access allows residents to continue to work in the centre of Israel, but to live comfortably and more peacefully in the periphery.
It seems that in coming years demand will continue to grow which will result in rising prices, so now it seem is a good time to buy.
