Buying property – the right timing
Timing is one of the most important factors when buying into the property market.  If you can recognise the right time to buy, you can profit significantly.  Exploiting the opportunity of the ‘right timing can occur in different situations, for instance, buying an apartment before the start of drastic price rises, or buying an investment apartment in a location with good potential, or taking advantage of special conditions and good apartment prices for those making Aliya or Israeli citizens returning home. 

Coming home for Israel’s 60th
Aliya is a hot topic these days. In honour of Israel’s 60 years of independence, the Israeli government has instituted a variety of special reforms granting tax advantages, which aims at encouraging Aliya and to encourage Israelis abroad to return to Israel.

Ashdar, one of Israel’s top residential property companies, also has a special Aliya program to celebrate Israel’s 60th.  Knowing the importance of a soft landing when arriving in Israel, Ashdar is offering special deals to Olim when they purchase residential properties.

The opportunity for a new life
To move apartments is a complex procedure. On one hand, it is a new beginning, in a new location and a change of scenery.  On the other hand, there are time consuming preparations, logistics and acclimatization.  If you move apartments within Israel, it takes time to adapt to the new surroundings and new community. For those who move to another country, the process is twice as complicated.

That is exactly the reason that Ashdar offers a program to enable Olim to become integrated into the Israeli way of life in the best possible way.

Not only are Ashdar’s residential projects impressive, as their grant all residents a high quality of life, Ashdar’s Aliya program also supports Olim during the process of settling in Israel, in order to help them feel as ‘at home’ as possible.

According to Mr. Roni de Button, who manages connections with Ashdar’s overseas clients, the connection between Olim and Ashdar representatives begins at the preliminary stages when Olim are preparing to come to Israel.  At conferences outside of Israel, Ashdar presents to potential Olim their different residential projects throughout Israel.

Olim that choose to live in Ashdar apartments are ensured of good conditions on the purchase of the apartment, convenient conditions of payment and the granting of special loans.

Live in a supportive community
The support that Ashdar provides to Olim does not stop at the entrance to the apartment.  For example, Ashdar is concerned with integrating and acclimatizing Olim to their new surroundings in Israel and to provide them with a good safety net.

One of the most serious difficulties for Olim is related to economic security.  Ashdar is well aware of this and therefore works with MATI, an Israeli organisation that assists Olim to open their own businesses, offers special financial grants, accompanies the business, connects workers that want to integrate with established businesses and assists Olim find work that is suited to their field of expertise.

In the social area, Ashdar is concerned with integrating Olim into their new community and to acclimatize them to Israeli life - whether they are Olim who have chosen to live in Israel permanently, or Olim who reside outside of Israel for most of the year and return to their apartment in Israel only for specific periods each year.

Assaf Yogev, the Deputy-Director of Marketing at Ashdar, explains that the sought-after project ‘ Ashdar Country Club’ in Kiryat Hasharon in Netanya, a city which is favoured by French Olim because of its proximity to the sea, comprises a heterogeneous resident population of 20% Olim and 80% veteran Israeli citizens.  “This project in Netanya is not a separate French ‘bubble’, but rather here we are creating a mixed and integrated community.”

In order to help integrate the Olim with veteran Israeli citizens, Ashdar has set up joint projects with the Netanya City Council.  For instance, veteran Israeli citizens are encouraged to assist Olim by helping with Ulpan and coaching children of Olim, and participating in joint community activities. One program being planned is that students, who help to teach the children of Olim and assist them with their homework, will be entitled to attractive scholarships and other such incentives.
